Brazilian land

Brazilian land sales continue to increase month on month, prices last year rose by up to 100% in some prime areas however there is still a long way for the prices to go as similar land plots in other less exotic emerging markets are many more times expensive than Brazil.

Brazilian land sales have increased over the last 2-3 years due to the local Brazilian population buying large tracts in readiness for the onslaught of overseas attention that was to occur. New developments are now occurring in Natal, Pipa, Ponta Negra, Maracajau and Touros with American style skyscrapers appearing in Ponta Negra.

Large luxury developments such as Grand Natal Golf, Ma Noa Park and Lagoa do Coehlo have come onto the market for those investors in emerging markets that prefer apartments and villas to land, in our mind though Brazilian land is the optimum investment. It is a simple transaction, hassle free, no maintenance charges year on year and is seeing the largest percentage growth year on year.

The Brazilian Government have made it very easy to buy here, you must apply for a CPF number which gives you the right to buy, this is a formality and once that has happened and you have carried out the due diligence on the property or land plot then you are ready to complete, either signing yourself or through a power of attorney.

The Brazilian land registry will show who owns the plots, that there is clear title and that you can build there and up to what density. Brazilian land registry checks must be done to make sure everything is in accordance with what the seller is telling you as sometimes this is not the case, but with a good lawyer and a bit of patience you will have yourself a very sound property investment indeed.
